More Projects in Williamson county
Williamson County is not getting left behind when it comes to growth and new developments. The county has openly embraced the idea of growth and welcomes new business as it will continue to put Williamson County on the map.
So it is no surprise that significant projects are being announced left and right.
Round Rock approved an economic incentive to welcome a $190M data center. This is the second major data center to be announced in less than a year for the city. Sabey Data Center currently has space in New York and Washington; the campus coming in Round Rock will be the next global data center. Sabey Data Center will be located at 1300 Louis Henna Blvd.
CelLink picked Georgetown, another Williamson County power player, for $130m facility that will staff up to 2,000 employees.

Austin Area Real Estate Market Update
As most of you know, our supply is low, and our demand seems to reach peaks every week. What does that mean to the buyer in this market? How competitive are things at the moment?
If a home is reasonably priced in Austin and the surrounding area, we see multiple offer situations. However, there may be a one-off as this information is solely based on colleagues and personal experience in the market in the last few weeks. Buyers winning these multiple offer situations are roughly bidding 10%-15% over asking. Being prepared and searching within a price point that buyers can be set up for success in this market is critical. Having a buyer strategy and staying consistent will help you achieve your overall real estate goal in Austin.
What does this mean to the Austin area seller? It's a seller's market any way you look at things. However, this does not mean one should overprice their home. Although we still see overpriced homes sit on the market for weeks, this is not ideal and doesn't help in selling your home.
Time and time again, having a buyer strategy, communication and consistency is helping buyers and sellers in our market.

More on Tyler, starting his career in 2005, Tyler has spent half of his life dedicated to his craft in the beauty industry. From a young age, Tyler has been immersed in all things art. Tyler started his journey in Minneapolis at the Aveda Institute. From there, he quickly moved through the ranks apprenticing with Denny Kemp, a former creative director of the beloved Aveda corporation. Throughout his career he has worked with celebrities, editorial outlets, fashion week and has been acclaimed by avenues such as ALLURE magazine, naming him the best stylist in Austin.

Our international purchase journey
Well, y’all have been on this journey since the beginning of 2022. We have been outbid, slow to the punch, left contracts during option due to improper resources. We are on the virtual buying side of things now, which we thought we’d be searching for a-lot longer. However, after a few weeks with think we have ourselves a winner. We found a lot on top of a mountain with an ocean view! I’m sending the hubs to scope it out in person, we are skeptical since things online can be deceiving.
We are in week two of our escrow/due diligence period, which is similar to option period in Texas.
I wanted to break down our current steps to buying internationally:
Find a Realtor; need help let me know.
Interview lawyers as they will need to write or review a purchase agreement for you.
Start your home search.
Once you find a home your realtor will write up a letter of intent to purchase.
You’ll have to open escrow, so search for an escrow company. Escrow companies are similar to title companies except they are not in charge of searching for any obstructions or hinderances on the deed or title.
Your lawyer will be drafting a Purchase agreement as well as checking deed for any liens or hinderances. For example in Costa Rica, there are properties that are on protected land where folks can’t build, or there is no water etc. You catch my drift.
Your due diligence which again is similar to option. This is where inspections happen such as survey, soil testing etc. We are here now so i’ll follow up once we close for remaining steps.

HOW TO PREP FOR SXSW
We all know SXSW is here and in our corner, the excitement, the traffic and the influx of free food and free drinks. Also, panels, dinners and installations galore and so much to see and do. So here are a few tips that are helpful to manage the madness to make it an enjoyable experience.
PLAN- Whether you are planning to join in on the SXSW fun or traveling around town. I can’t stress this enough PLAN! Plan for traffic. Plan for long lines. Plan on the shows and panels you’d really like to see.
DON’T DRIVE- This is the first SXSW with in person events after covid. I would ditch your car as traffic and parking may not be on your side. Also, if you plan to partake in free drinks may be smart to not be behind the wheel.
NETWORK- It’s a great time to mingle and network with others. As so many folks are flying in, say hey and be friendly. You’ll have great networking in almost every event you attend.
LEARN SOME GOOD STUFF- The great thing about SXSW so many experts and trendsetters in creative and technical fields are sharing knowledge. Soak some in and learn some good stuff!
ENJOY- Enjoy the shows enjoy the life, the creatives and all of the events that surround it. Support the local businesses and enjoy the food, enjoy the coffee shops and have a great time. Some businesses rely on SXSW to build their entire year, so be sure to enjoy and splurge a little.
