Can you believe it’s April? Time is flying by so fast! As you can see in the image above, soccer season in Austin is in full swing. The nachos are not for those with acid reflux; buyer beware. Enough of that; let’s talk about more relatable things, shall we.

We shall chat about buying in the Costa Rica series this month and exploring Italy’s low-cost properties. As well as how many folks are moving to Texas per day and what that means to you. A glimpse at affordable housing in Austin and much more.

How many folks are Moving to Austin

According to data recently released by the U.S. Census Bureau, the Austin Business Journal recently stated that “In 2021, about 116 net new residents moved to the Austin metro a day.”  Many folks reading this may be new to Austin, and others could be long-term residents or even Austinites. However, is everyone moving to Austin? Or are they moving to surrounding areas?

The majority of new Texans are nestling in Austin; however, with an influx of companies moving to surrounding cities. In return, these cities are welcoming new residents. Bastrop County and Hays county have seen a significant influx in new residents and Williamson county. 

Now, what does this mean for real estate? We understand that more residents and job opportunities will increase the population and add to our supply and demand housing dance. 

This dance also means that prices in affordable areas a few years ago are seeing climbing rates; this affects buyers in all aspects. 

As most expect the interest rates to help slow down home prices, we know this may only continue. The best advice we can all agree to, if you can move forward on a home, there is no better time than now as we cannot predict what the future will hold. Sellers, it seems you will still be at an advantage for the time being.

Our International Purchase Journey

Our purchase continues; if you have been following along since January, you know we're on the cusp of owning a little piece of paradise in Costa Rica. Unfortunately, we had to extend our closing date; I'll give the lowdown and figure it all out once we close.

The most exciting part of our international purchase journey, we are heading to Italy to search for property with our family. And by the property, we mean the discount properties they market online. So I'll try and share every moment of that experience. Buying in Italy has always been my family's dream; however, I know it isn't an easy task.

I'll continue to blog on this topic and tell you if 5 dollar properties truly exist in Italy.

Spring in Austin

Blue bonnets are in full bloom, people are on the lake, Zilker park is buzzing with activity. Spring is here and it’s the best time to be in Austin. Here are my top 5 things to do during spring in Austin.

  1. Hit the lake with a paddle board or a kayak- sounds cheesy but you must experience it, bring some water or some beers in a cooler and take your time.

  2. Take a dip at Barton Springs Pool refreshing and invigorating. Just jump in and have fun!

  3. Have a picnic at Zilker park, disconnect from your phone and make a meal or grab a pizza and enjoy the park. Dogs are everywhere so share and be friendly.

  4. Head to hill country, explore Jacobs Well or Hamilton Pool and maybe even keep driving and head to the wineries.

  5. Enjoy a food truck night, this weather just brings out the best patio and food truck nights! Support your local business and enjoy some of the best dinning that Austin has.

 Explorer of the month

Meet Maddi, a Rockstar creative genius and great friend. She is our explorer of the month, and this University of Texas grad is ready to take Austin Creative World by storm. 

Maddi is an Austin-based marketing creative and portrait photographer.

She has always been an artist, but fell in love with photography as soon as she stepped foot in a dark room. She graduated from The University of Texas With a BA in Studio Art in May of 2020, focusing on photography and printmaking. 

She is equipped for any challenge and artistic branding endeavor; she designed and re-designed websites and helped companies scale e-commerce businesses, tackle everyday marketing strategies, and manage brand portfolios.  

She enjoys live music, the outdoors, and quality time with friends in her spare time, and some of her special skills include eating too much queso and tripping within the first mile of a hike.
